A Stunning Home Cinema Design for a Villa on the Al Barari Estate
This stunning home cinema room has been designed to fit perfectly into the basement of a villa on the Al Barari development in Dubai. The international family wanted a space to enjoy films and games in comfort — a room that would rival, or beat, the local multiplex. Starting from a 7m x 6.5m concrete shell, we delivered a cinema room complete with a 4m projector screen and a 9.2.4 Dolby Atmos surround sound system for twelve.
The Room Design
After conversations with the clients it became clear that they wanted to host their family of five plus guests comfortably, with a classical and formal style, the largest screen possible and a very high end sound system. The room easily accommodates 12 — six individual chairs across the rear row and three two-seater sofas for the front row. The rear row is elevated 30cm to allow unobstructed sightlines over the front row. The front seats create a more intimate viewing experience, while the rear chairs provide the formal cinema experience for guests.
Cinema Audio Video System
Behind the 4m acoustically transparent projector screen sits a void housing the front left, centre and right speakers with subwoofers between them — a literal wall of sound. Side and rear speakers provide consistent surround coverage across every seat, and four ceiling speakers deliver Dolby Atmos height channels. The Trinnov audio system decodes the movie soundtrack and distributes audio to each channel, with its 3D room calibration ensuring the system performs at its absolute best within the room’s acoustic characteristics.

Video System
The projector is a Sony VPL-VW5000 — the range-topping model with a laser light source delivering exceptional brightness and contrast. The basement location means no natural light, and a full Crestron lighting control system manages all light levels precisely. This combination allows the projector to perform at the very top of its capability at all times.
Lighting Design
Spotlights above each seat create a beautiful pool of light on entry and dim to a soft glow when the film starts. LED strip lighting to the coving and step lights is colour-changeable, allowing the clients to set any mood. All lighting is fully dimmable via the Crestron system, with a cleaning scene at 100% for practical use.
Cinema Room Construction
Our UK team installs all the joinery — building the step for the rear seats and the front wall void housing the speaker system. Stud work on the side walls and ceiling conceals the surround speakers and acoustic treatments. The walls are covered in linen-effect fabric, the ceiling in thicker velvet. Acoustic underlay beneath long-pile carpet covers the entire floor and seating riser, with a rug breaking up the expanse between the front row and the screen.

Al Barari is Dubai’s most celebrated residential development — a botanical sanctuary within the city, with villas of exceptional quality set within lush landscaped grounds. A home cinema room in a villa on this estate needed to match the standard of everything around it. Starting from blank concrete basement walls, Custom Controls delivered a 4m wide projection screen with a 9.2.4 Artcoustic Dolby Atmos surround system that rivals a commercial screening room in performance while exceeding it in aesthetic quality.
